Conveniently and centrally located 5 km south of Pemberton and bordered on three sides by state forest, our property is an easy 2 km walk to the beautiful Cascades and Bibbulmun Track with direct access to the spectacular Karri Forest Explorer Drive. Our timber clad 2 bedroom Karri Cottages and 3 bedroom Farmhouse are built on a rise, overlooking farmland to the Brockman State Forest, with each cottage having a balcony or large veranda with barbecues where you can relax and enjoy the spectacular bird life. All cottages offer clean well-equipped kitchens including complimentary tea, coffee & milk. TV/DVD/CD, thick doonas, electric blankets, fluffy white towels and full linen is supplied including quality soaps. A clean and well-maintained Guest Laundry is also available. Children are catered for with farm animals to hand feed, playground and recreation room with board and card games plus small range of DVD’s are also available for hire. Walk through our abundant vegetable and herb garden that includes a wide range of seasonal produce. Our 2 bedroom Karri Cottages and 3 bedroom Farmhouse are built in the style of Pembertons traditional Mill houses and offer well-equipped self-catering facilities. Fluffy white towels and full linen is supplied including quality soaps with separate toilet and bathroom. Four channel (incl. SBS) TV/DVD and CD players are also included, with a DVD library for you to choose from.
A playground for young children is provided, farm animals, laundry facility and a comfortable recreation room all make for a comfortable and pleasurable stay.

Cancellation Policy / Terms & Conditions
10% Surcharge on a one night stay.
2 night minimum stay during school holidays. 3 night minimum stay on public holiday periods. 4 night minimum stay Easter & Christmas.
Peak – Cancellations made up to 1 month prior to your booking date you will receive a full refund of your deposit less a $30.00 cancellation fee. Cancellations made less than 1 month prior no refund applies.
Non Peak – 10% surcharge on one night stay. Cancellations made up to 2 weeks prior to your booking date you will receive a full refund of your deposit less a $30.00 cancellation fee. Cancellations made less than 2 weeks prior no refund applies.
Change of Date
Peak - A change of date less than 1 month will be considered a cancellation unless we are able to fill the booking in which case a $20.00 administration fee only applies. A change of date made up to 1 month prior will incur a $20.00 administration fee.
Non Peak - A change of date will incur a $20.00 administration fee.
During both peak and non-peak periods no refund is given for reduced numbers and additional persons may not be accommodated in the cottage allocated to you.
A charge of $45 per hour will be made for check-outs later than 10 a.m. A charge of $25 will be made for beds used other than pre-booked. The cost of items missing &/or damages will be deduct from your credit card. Additional time required for cleaning & servicing this chalet after you depart will be charged at the rate of $45 per hour.
